​DYI repairs prior to a house inspection will not look good on any report. If you have an issue that requires maintenance work, have it done by a professional. Here the bathroom recess floor and wall junction was leaking and had damaged the door frame. The home owner re siliconed the junction and replaced part of the door frame.
 My client once she had seen the issues has requested that she be compensated for the replacement of the entire door frame and have the bathroom professionally re grouted and the joints re sealed.
So the home owner had wasted good money on a DIY repair that was not up to the required standard.
The same can be said for cracked tiling on a bathroom shower floor. The bathroom requires a full renovation to rectify the issue, costing between $8,000 to $20,000 depending on fixtures or alternatively you could call a bathroom restoration company to replace the damaged tiles, re grout and then paint the tiles to look the same. This type of restoration normally comes with a 7 year guarantee or 3 year transferable warranty if your selling the home and costs approx $3,000 for a full size bathroom.

These are the same walls that your children will be sleeping next too, it suddenly makes sense to have an inspection done.
The agent of course will not let you or me actually inspect the house at an open inspection, for fear of scaring away other buyers.
This is why most inspections are arranged after you make an offer during the cooling off period.

Of course I check guttering and down pipes for fall and rust. House walls for structural defects and to assure they are plumb. Perimeter pathways for fall away from the home to ensure salt damp issues are controlled.
Fencing stability and corrosion issues. Sheds for compliance issues such as poor electrical wiring, over span construction etc. 
Then the whole house gets inspected.
